Coworking in Manhattan runs roughly $800 to $1,400 a desk each month with everything included, and a membership can be ended at short notice. That is the right product while the plan cannot be forecast. The case for a suite builds as the team grows.

Sizing the suite against the hiring plan

Use the headcount you expect in 12 to 18 months, not the one you have, and multiply by 175 square feet a person. A team of 20 that plans to stay near that size tours around 3,500 square feet. A team of 20 hiring toward 50 should look at something far larger, or take a shorter term with a right to expand, so growth is covered by the lease and not by rows of empty desks. Is a private office in a coworking space the same as a private suite?

No. In coworking, a private office means one room with a lock; the operator still manages the floor around it, and other members use that floor too. A private suite has its own entrance, and you control the access, the layout and the network.
