What Grand Central office space costs, and why the range is wide
Rent is quoted in dollars per rentable square foot per year, and around the terminal two neighboring buildings can sit very far apart. An avenue tower charges for the views, the lobby and the newest systems. A side-street building one block over offers the same walk to the train without them. Decide which of the two you are shopping for before you compare anything.

Towers on the avenues, smaller floors on the side streets
Park and Madison Avenues in the 40s carry the marquee towers. They suit a company that needs a large floor and wants the address to do some of the talking. The streets between Madison and Third hold mid-rise prewar and postwar stock, where floors run from about 3,000 to 10,000 square feet.
That older stock leans toward enclosed offices. A firm of partners and associates can often use a layout as it stands, while a team that wants open desks should ask how much reconfiguring the floor would take. The commuter-rail case: two railroads under one roof
Metro-North brings riders in from the northern suburbs and Connecticut, and the Long Island Rail Road now reaches the east side through Grand Central Madison, beneath the terminal. The 4/5/6, the 7 and the shuttle to Times Square stop inside the same building. For a company whose senior people ride a commuter train, an office within three blocks removes the subway leg from every one of those trips.
A useful test: write down where your leadership and your clients live, and count how many arrive by rail. If several do, the terminal district belongs on the shortlist. If none do, the reason to be here is thin.
Would a startup be happy near Grand Central?
It depends on who the startup hires and sells to. A young engineering team that lives downtown usually looks south to the loft districts and gains nothing from the railroads. A company selling to finance, law or consulting firms, or one opening a New York office mainly to meet clients, fits the area well. The streets are more polished than the loft neighborhoods and quieter after six, when the offices empty toward the trains.
How long a move near the terminal takes
On a prebuilt floor, a company that decides quickly is at its desks six to eight weeks after the first tour. Where the space must be built to your plan, allow four to six months, because construction alone typically runs 10 to 16 weeks after signing. Tower landlords also negotiate more slowly than side-street owners, so leave room in the schedule for the lease itself.
