Where Midtown West begins and ends

No official line exists. In practice the name covers the blocks west of Sixth Avenue, from the low 40s up through the 50s. Our own map files them under Midtown, the hub for the district's core, so that is the hub to read for floors and figures. The Midtown hub lists them.

Tower floors, and the tenants who have long leased them

The building stock is office towers, most of them owned by institutions. Floors are large and regular, with few columns, staffed lobbies, freight elevators and air systems sized for a full floor of people. Media companies, entertainment businesses and law firms have filled these buildings for decades, and their leases set the tone: professional, documented and slower to negotiate than a deal with a family owner downtown.

For a young company:

  • Terms on offer run long, often five to ten years, so flexibility has to be negotiated in: a right to sublet, a right to give space back, a first offer on the adjoining floor.
  • Landlords tend to give on free rent and buildout money before they give on the face rent.
  • A regular floor plans efficiently, and a test fit will show how many desks it really holds.

West side transit, line by line

The Times Square and Port Authority complex brings together the 1/2/3, the 7, the N/Q/R/W, the shuttle and the A/C/E, with the bus terminal attached. The B/D/F/M run under Sixth Avenue on the district's eastern edge. Penn Station is a short ride or a walk to the south for commuter rail.

For a team hired from all over the region, that spread shortens the longest commute on the roster, and the longest commute is the one people complain about.

How big does a startup need to be before Midtown West makes sense?

There is no hard line, but the case strengthens with size. Below roughly 60 desks the loft districts usually offer more personality for the money. Above about 100, or when everyone must sit on one level, towers are often where the floors exist.

Are there move-in ready floors in Midtown West?
