The complex runs between Fifth and Sixth Avenues from 48th to 51st Streets, and its tenants lean toward media, finance and law more than early-stage technology. What a startup gets is a recognized address with a subway station under the building. What it pays is rent at the upper end of the Manhattan market. What the address costs a startup per desk

Think in desks, not square feet. Each person takes about 175 square feet once meeting rooms and shared space are counted, so the yearly cost of a desk is 175 times the rent per square foot. As a worked example of the arithmetic, every $10 of difference between two floors comes to $1,750 a desk each year, and across 30 people that is $52,500. Before leasing near the complex, ask what the building bills beyond rent and how large a deposit it wants from a young company.

What the address buys: recognition and trains

Two things. The first is a name that clients, investors and candidates already know. Whether that helps your company depends on who visits and who you sell to, and we make no claim that it does. The second is transit. The complex has its own subway station, 47th-50th Streets on the B/D/F/M, and it is a walk of a few blocks to either Grand Central or Times Square, which adds commuter rail and most other subway lines.

The usual home for a venture-backed technology team is Midtown South: Flatiron, NoMad, Chelsea and Union Square. Is Rockefeller Center a sensible first office for a tech startup?

Sometimes. It is sensible when clients or partners come to you and expect a Midtown address, or when the team commutes from many directions. It is hard to justify for a heads-down engineering team whose members live downtown, because the same money rents more space in a loft district.

Which trains serve Rockefeller Center?

The B, D, F and M stop directly beneath it at 47th-50th Streets. Grand Central, for the 4/5/6 and commuter rail, and Times Square, for the west-side lines, are each a short walk away.

Do landlords near the complex ask more from a young company?

Can a startup get a short lease in a Midtown tower?

It is possible on a prebuilt or furnished floor, where the owner has already paid for construction, and on a sublease. On a floor built to your design, expect the owner to want a longer term. Fewer years usually means a higher rent per square foot.
