Office Space for Rent in Midtown Manhattan: What Is Available and What It Costs
Office space for rent in Midtown Manhattan is mostly tower space, and the quickest way to make sense of it is to stop treating Midtown as one place. The core around Fifth and Madison Avenues holds the largest floors, at rents toward the top of the market. Grand Central to the east serves commuter rail. Bryant Park charges for its park. Penn Plaza to the southwest is the value end, on top of Penn Station. Each has its own hub on our site. The live block on this page shows the Midtown hub's floors with their sizes, asking rents and median, and Nomad can shortlist across all four.

Midtown's four parts, and the company each one suits
- The core, around Fifth and Madison and up Broadway: the deepest supply of full tower floors. It suits a company near or past 100 people, or one that wants everyone on one level. This is the Midtown hub.
- Grand Central, east of Madison in the 40s: avenue towers and smaller side-street floors a short walk from Metro-North and the Long Island Rail Road. It suits firms whose people or clients arrive by train. See Grand Central.
- Bryant Park, around the park at Sixth Avenue and 42nd Street: view floors at a premium, between the two big transit hubs. It suits client-facing firms. See Bryant Park.
- Penn Plaza, around Penn Station in the low 30s: garment-era lofts and station towers, generally the value end of Midtown. It suits teams with many rail commuters. See Penn Plaza.
Midtown West, Times Square and Rockefeller Center fall inside the core and Bryant Park hubs.
What is available in the core, and what it costs
Tower floors, most of them large. Some are delivered built, and some furnished, because tower owners prebuild floors before a tenant signs. Smaller companies find partial floors and prebuilt suites, and larger ones find whole floors that seat 75, 100 or more.
Rents in the core sit toward the top of what we list. The block below gives the range and median for the Midtown hub, along with each floor's size, so the figures stay accurate when listings change.
Three checks before signing a Midtown lease
- Transit. Midtown as a whole touches nearly every subway line, but a given building may be ten minutes from the one your staff rides. Map the roster to the nearest station.
- Floor size. Ask for a test fit. Where the elevators and columns sit changes how many desks a floor really holds, and the difference can be a whole team.
- Building class. Class A and B are labels chosen by owners, not ratings from any authority. Judge the lobby, elevators, air conditioning hours and management yourself, and have your attorney confirm what the lease says the building provides.
How long leasing takes in Midtown
On a prebuilt floor, expect six to eight weeks between the first tour and the first day at your desks, provided decisions are made promptly. If the floor has to be built, the whole process runs four to six months, with 10 to 16 weeks of that going to construction once the lease is signed. Tower owners negotiate in an orderly way, seldom a fast one.
What Nomad does on a Midtown search, and what a broker costs you
You send the team size, the timing and a budget. A broker reaches out within the hour during business hours, and a first shortlist can be ready within 24 hours, drawn from whichever parts of Midtown fit. We tour, compare proposals on total cost, and negotiate the lease with your attorney, then manage the buildout if there is one.
Using a broker usually adds nothing to a tenant's costs, because in most transactions the landlord pays the broker fee. On your search, we work for you. Nomad also offers agency leasing and owner representation. Where we act for a building's owner, raise it with us before you tour.

Which part of Midtown is the least expensive?
Penn Plaza and the garment blocks near it are usually the value end, and the avenues of the core and the park-facing floors at Bryant Park are the top. Compare the hubs' live figures, since the order can shift with what is listed.
Is Midtown a good choice for a company of 30?
It can be, though a company that size has more choice in the loft districts to the south. In Midtown, look at the side streets near Grand Central and the lofts by Penn Station, where floors of a few thousand square feet are common. Midtown vs Grand Central compares two of the hubs.
Can we rent in Midtown for one or two years?
On a prebuilt or furnished floor, or a sublease, yes. A private floor can be had for 12 months, though 24 and 36 are seen more often, and a brief commitment usually costs more per square foot. On a floor built for you, expect five years or longer.
