How does tenant-side brokerage work?

We work one side of the table: yours. That means the search, the shortlist, the tours, the letter of intent, the lease negotiation and the handoff into buildout, all run by a principal whose only client in the transaction is you. Because we hold no landlord's inventory, there is nothing to steer you toward; the advice is shaped by your requirements and the market, not by whose building needs filling.

What does it cost me?

Nothing, at any stage. In New York the landlord pays the brokerage commission at closing, including the tenant side's share, it's the market's standard structure. You get professional representation against a professional counterparty at no out-of-pocket cost; negotiating alone against a represented landlord is the only expensive option.

How is this different from a big brokerage?

Two things you can verify before ever calling us. First, we publish the rent and address on every listing we represent, the full table is here, where most of the industry gates pricing behind a form. Second, we only represent tenants, where the large full-service firms also represent landlords, which is exactly the conflict a growing company should ask about. Above 100,000 square feet across multiple markets, the institutional firms earn their scale; for a company leasing its first or second New York floor, this model exists because the giants are built for someone else.

What happens first?

Tell us three things, headcount, timing and budget, and within one business day you'll have a shortlist of three to five real floors with prices and addresses shown, tourable in a single afternoon. From there the pace is yours.
