What does construction management include?
The whole arc from signed lease to working office: design coordination and the test fit, Department of Buildings filings and landlord approvals, contractor management through construction, and furniture, cabling and AV at the end. One team owns the schedule and the budget, which matters because buildouts fail in the handoffs, between architect and contractor, contractor and landlord, everyone and the permit office.
How long does a buildout take?
Our standard is a 90-day track for a full custom buildout, and the way it's achieved is sequencing rather than heroics: design starts during lease negotiation so the approval clock starts the day the lease is signed, long-lead items are ordered from drawings rather than from site conditions, and city filings run in parallel with landlord review. What does a buildout cost?
Scope drives everything: a light refresh of a pre-built floor may cost little beyond the landlord's allowance, while full custom fit-outs in New York commonly run roughly $100 to $300 per square foot all-in. Our job on the money is threefold: design to the budget rather than discovering it, maximize what the landlord's improvement allowance actually covers, and hold a contingency you plan not to spend. The gap between allowance and true cost is the least predictable line in an office budget, managing it is most of the value.
Why does in-house construction experience matter?
Because we've done it 300 times in this city, and because much of the work runs through our own operations rather than subcontracted chains. That shows up as faster fixes, honest schedules, and a builder's read on every floor we tour with you, which spaces hide expensive surprises, which landlords approve plans quickly, and which quoted timelines are real. Construction knowledge is also negotiating knowledge: it's how the allowance, the free-rent period and the schedule get sized correctly in the lease itself.
