What startup-ready means: prebuilt, furnished, wired
- Prebuilt: the owner has finished the construction. Expect a pantry, a couple of meeting rooms and an open area for desks.
- Furnished: desks, chairs, meeting tables and often soft seating are in place.
- Wired: data cabling runs to the desks, and sometimes an internet line is already live in the building.
Listings use other labels for the same idea, including plug and play, turnkey and fully fitted. The label matters less than the inventory, so ask for a written list of what stays. What a prebuilt office is sorts out the terms.
Two to four weeks after signing: where the time goes
The floor is ready. The weeks go to everything around it: delivering insurance certificates to the landlord, ordering an internet circuit if none is installed, and setting up door access. Measured from the first tour, a first-time tenant that moves quickly is usually in within six to eight weeks, and most of that is spent on proposals and the lease.
The possession date written in the lease is the real answer for any one floor. Do not give notice on your present space until that date is fixed.
What to check in a move-in ready floor before signing
- Condition. A floor photographed when new can look tired after a tenant or two. Walk it and write down what needs repair.
- The furniture. Who owns it, who repairs it, and whether you must remove it when you leave.
- Rooms against your day. Count the meeting rooms and call booths against how many video calls run at once.
- Air conditioning. Confirm the hours it runs and what it costs after hours.
- Restoration. If you move a wall, the lease may require you to put it back.
- The end of the term. Ask for a renewal option now, while you still have a choice of floors.
Your attorney should confirm the condition and restoration language in the lease itself.
Sizing a first SoHo floor for 20 people

Is a move-in ready SoHo floor a good first office after coworking?
