What an office tenant is choosing among in SoHo
Commercial real estate in SoHo is three markets stacked in one building. Retail takes the street level and sometimes the floor above it. Offices take the upper floors. And the buildings themselves trade among investors. A company leasing an office is in the second market only.
Within it, the choices are a classic loft floor in a cast-iron building on a side street, a floor in one of the larger buildings on Broadway, or space in one of the few modern conversions with bigger floors. Each can come raw, prebuilt or furnished.
The premium end: penthouses and full floors
The highest-priced SoHo floors show the same traits again and again, taken from the listings we carry: a penthouse or upper-floor position, light on several sides, high ceilings, and a finished, furnished interior that a team can use at once. Some are newly built interiors, delivered as a high-end prebuilt.
What the premium buys is light, privacy and presentation. For a brand that hosts buyers, press or clients, the floor works as a showroom as well as an office. The block below is our top band: $100 and up. SoHo floors over $100 narrows that band to the neighborhood.
How building class applies to a landmarked loft
Class A, B and C are informal labels that owners choose, not a regulated standard. By the usual measures, which are age, lobby and building systems, most SoHo lofts would be called Class B. That label says the building is old. It says little about the floor, and a landmarked cast-iron loft labeled B can still be one of the strongest recruiting assets in its neighborhood.
So judge the floor and the building directly: light, ceiling height, elevators, air conditioning, and how the owner maintains the place. The Class A, B and C entry goes through what each letter usually signals.
How deals at the top of SoHo tend to go
Owners of the best SoHo floors know what they hold. The asking rent tends to stay firm, and the room to negotiate is in the term, the start date and the condition of the space. A distinctive floor sitting empty costs the owner too, so a tenant ready to decide has leverage at the right moment. On a search at this level, ask for the top floors next to one or two a tier below, so you can see what the premium adds before you commit.

Is a SoHo penthouse practical as an office?
It can be. Penthouses and top floors give the best light and the most privacy, and they are often delivered furnished. Check elevator access, since a top floor depends on it, and the hours the air conditioning runs.
Why do the best SoHo floors cost so much?
