Question one: is SoHo the right neighborhood?

SoHo suits a company that gains from being seen there: consumer brands, design firms, media, and startups that host customers or press. Our SoHo hub calls it the default for design-led and consumer brands. A growing startup of engineers gets less from the address and should weigh the premium against a loft a few stops north.

Three practical points to consider:

  • Transit. The N/Q/R/W, the 6, the A/C/E, the 1 and the B/D/F/M all reach the neighborhood. Check them against where your people live.
  • Landmark buildings. Most of SoHo is protected, which limits exterior signs and adds time if you build.
  • Floor sizes. Classic lofts are modest, and SoHo offers few large floors, so a team planning to pass 100 people may outgrow the neighborhood.

Question two: how much space does a team of 30 need?

About 5,250 square feet, at 175 square feet a person. Seated densely at shared benches the same team fits in about 4,200, and with many private offices it needs about 6,750.
