Office Space for Rent in Times Square: Does It Fit a Growing Company?
Office space for rent in Times Square fits a growing company when its people commute from every direction and it needs a full tower floor more than it needs neighborhood character. Five groups of subway lines meet under the square, so few members of a team are far from a direct train. A company of about 50 needs roughly 8,750 square feet at 175 square feet a person, and more if it is still hiring. Nomad shortlists the floors, runs the tours and the lease, and then manages the buildout. The live block shows floors sized for about 50 people.

Who rents office space around Times Square
The towers near the square have long been home to media and entertainment companies and to law firms, and the tenant list has widened as companies of every kind outgrow loft floors farther south. What these tenants share is size and a scattered workforce. A firm with 40 or more people, living in every part of the city and its suburbs, cares more about which trains stop nearby than about the view from the sidewalk.
The transit argument for a team that commutes from everywhere
At 42nd Street the 7 and the shuttle to Grand Central cross the N/Q/R/W and the 1/2/3, and the A/C/E stop at the Port Authority end of the same complex, beside the bus terminal. The B/D/F/M are one avenue east at Bryant Park. For much of the city that means a ride with no transfer.
Put it to the test with your own roster. Mark each person's home station and count the transfers to 42nd Street. If the worst commute on the list gets shorter, the location is doing its job.
What a team of 50 needs, and what to add for hiring
Start from 175 square feet a person, a figure that already holds the meeting rooms, call booths, pantry and aisles. Fifty people come to about 8,750 square feet. Teams with open roles tend to lease 15 to 25 percent beyond that, so the target for a hiring company of 50 lands near 10,000 to 11,000 square feet.
The other route is to lease for the team you have and write the growth into the lease: a right of first offer on neighboring space, or a sublet clause allowing you to pass the floor on. The office space calculator runs the sizing for any headcount.

Is Times Square too hectic for an office?
On the square itself it can be, which is why most tenants choose a building a block or two away. The lobbies of the office towers are separate from the street life, and upstairs a tower floor is quiet.
Should a company of 50 take one floor or two?
One, if a floor of the right size exists. People who share a level talk to each other, and a split team pays twice for reception and pantry space. Tower floors near the square are large enough that about 50 people usually fit on a single one.
How many years should a growing company sign for in a Times Square tower?
Long enough to earn concessions and short enough to match what you can forecast. Tower owners often propose five to ten years. A growing company can ask for fewer, or keep the longer term and negotiate rights to sublet, expand or give space back. Lease options explains the expansion and give-back rights.
What does the rent come to each month for 50 people?
Take the square feet times the asking rent, then divide by twelve. As a worked example of the arithmetic, on 8,750 square feet every $10 a square foot comes to $87,500 a year, or about $7,292 a month, before electricity and escalations. For real figures, open any floor in the block here.
