The kinds of space around Times Square
- Tower floors on Broadway, Seventh Avenue and Sixth Avenue: big, regular floors behind staffed lobbies, leased whole or in part.
- Prebuilt and furnished suites inside those towers, finished by the owner and usable two to four weeks after a lease is signed.
- Older loft buildings on the side streets toward the garment blocks, with smaller floors at lower rents.
- Subleases, where a tenant with spare room hands it on for what is left of its own term.

We publish no Times Square hub. Anything uptown or east of the square is filed in the Midtown hub, and the blocks just below it, over toward the park, are filed in the Bryant Park hub. What to compare near Times Square besides the rent
- Transit, door to door. The station under the square is served by the A/C/E, the N/Q/R/W, the 7, the 1/2/3 and the shuttle, and the B/D/F/M stop at Bryant Park. Walk from the turnstile to each lobby and time it.
- Floor size and shape. A floor that seats the whole team on one level is worth more than a cheaper one that splits it. Ask for a test fit before you ask for a proposal.
- How the building runs. Elevator waits at nine in the morning, air conditioning hours, freight access for deliveries, and who answers when something breaks.
- The block itself. Stand outside at lunch and again at six. The square is packed from morning to midnight, and one avenue away it is an ordinary Midtown street.

Can a small team lease near Times Square?
Yes. Partial floors and prebuilt suites come up in the towers, and the side-street buildings have smaller floors. At 175 square feet a person, ten people need about 1,750 square feet and twenty need about 3,500. The Bryant Park guide describes the blocks where our nearest floors sit.
