Furnished, prebuilt, fully fitted, plug and play: what the labels mean
- Prebuilt. Built out by the landlord before a tenant signs, with the cost recovered through the rent rather than an improvement allowance. The prebuilt glossary entry covers how the lease treats it.
- Furnished. Desks, chairs and meeting-room furniture come with the space. Who owns them at the end of the term, and who removes them, belongs in the lease.
- Fully fitted, move-in ready or turnkey. Built out and ready to occupy, with or without furniture. Read the listing for which; on this page each floor says what its own listing says.
- Plug and play. Furnished and wired, so a team brings laptops and starts. Many of these are subleases from a company that outgrew or left the space.
When a furnished floor suits, and when it does not
It suits a team with a date it cannot move: a lease expiring, a round closing, a hiring plan that outruns the current office. It suits a company whose two-year headcount is uncertain, because the shorter terms these floors often carry keep the commitment small, and one that would rather keep its capital than spend it on construction. On our book today the floors fit teams of about 14 to 109 people.
It suits less well when the team will stay long enough for a custom buildout to pay for itself, when the layout has to change substantially, or when the office itself is part of the brand. For those, a raw floor with a negotiated allowance usually wins on cost over the term.

What to check before you sign a furnished floor
- The furniture inventory. A list attached to the lease, who owns each item, and whether you must remove or store it at expiry.
- Condition, as delivered. Walk the space with a punch list before signing; an as-is clause covers whatever the last tenant left.
- Restoration. Whether you must return the space to its delivered layout, which turns any wall you move into a cost at the end.
- Systems. Cabling and internet ready on day one, and air conditioning during the hours your team actually works.
- For a sublease. When the master lease ends, how long the landlord's consent will take, and whether the landlord will recognize your tenancy if the sublandlord defaults. The sublease playbook has the full list.
- For a prebuilt still under construction. The delivery date in writing and what happens if it slips.
- What sits on top of rent. Electricity, escalations and cleaning, the same as on any lease.

How fast can we move into a furnished office in NYC?
Usually two to four weeks after the lease is signed; the prebuilt entry explains where those weeks go. From first tour to occupied desks, a decisive team taking a prebuilt floor is looking at six to eight weeks, against four to six months for a custom buildout; how long it takes to get an office walks through each phase. Do furnished offices cost more than unfurnished space?
Not by as much as the headline suggests. Across our book the furnished and prebuilt floors ask a median of $87.50 a square foot, against $63.50 for the other floors, but most of that gap is location: 8 of the 24 are in SoHo. Inside a single submarket the gap runs both ways: the finished floors ask less than the rest in Chelsea, Midtown and Flatiron, and more in SoHo, Bryant Park, NoMad and Penn Plaza. What a finished floor saves is capital. Our buildout guide puts a custom buildout at $50 to $150 a square foot, plus furniture at $2,000 to $4,000 a desk, so a 30-person team on about 5,250 square feet would otherwise fund roughly $322,500 to $907,500 before moving in.
Are there fully furnished private office suites in Manhattan?
Yes, if you mean a suite or floor your team holds alone rather than a room inside a coworking space. The smallest furnished or prebuilt floor on our book today is 29 West 17th Street, Partial 7th Floor, 2,500 square feet for about 14 people at $60. Below roughly 15 people a coworking private office often costs less in total; flexible lease or coworking works through where the crossover sits.
Can you customize a prebuilt or move-in-ready office?
Within limits: paint, furniture and signage are routine, and anything structural needs the landlord's consent. The prebuilt glossary entry covers what changes cost and the clauses to watch, and if the plan needs real construction, a raw floor with a buildout allowance is usually the better deal.
Are furnished offices only available as subleases?
No. Only 3 of the 24 floors here are described as subleases in their listings. Landlords build prebuilt suites to lease directly, and departing tenants often leave furniture behind for the next one. A sublease usually costs less and runs a shorter term that ends with the sublandlord's own lease; the sublease playbook covers the checks.
What is the difference between a furnished floor and Flex by Nomad?
