Yes, Garment District office space suits a company that has nothing to do with fashion. Most maps place the district between 34th and 42nd Streets, from Fifth Avenue west to Ninth, and its buildings are garment-era lofts: solid floors, high ceilings and big windows that serve any office team. Technology, media and services companies rent there for two reasons, the price against Midtown South and the commute through Penn Station. We have no separate Garment District hub, so the floors in the live block come from our Penn Plaza hub, which takes in the district's southern blocks. They are the nearest floors we list.

Where the Garment District sits, and how Penn Plaza overlaps it
The district fills the west side of Midtown below Times Square. Its southern edge meets Penn Station and Moynihan Train Hall, and that is where our Penn Plaza hub begins: the blocks around the station, from Seventh to Ninth Avenue in the low 30s, plus the first Garment District streets just above it. At the northern end, the blocks near 41st Street fall under our Bryant Park hub.

What the loft buildings give a non-fashion tenant
These buildings went up for manufacturing and showrooms, and that is why they suit offices now. The frames are concrete, ceilings run 11 feet or more, the windows are large, and many floors go whole to one company. Nothing about the building ties a tenant to the garment trade.
The stock is uneven. Some owners have rebuilt the lobby, the elevators and the building systems, and others have changed little and charge less. Ask each building what has been renovated and what is scheduled, because a lobby project next year changes what you are renting.
What Garment District space costs, without a made-up average
We do not publish a Garment District average, and any single number for it deserves suspicion, because a renovated building and an untouched one on the same block sit far apart. What we can show is real: the block below gives the sizes, asking rents and median for the Penn Plaza floors on our book, the nearest ones we list.
Rents are quoted per square foot for a year, so the monthly bill is the rate times the area, divided by twelve. As a worked example of the arithmetic, on a 5,000 square foot floor every $10 a square foot comes to $50,000 a year, or about $4,167 a month, before electricity and yearly escalations.
Garment District or Chelsea next door
Chelsea starts a few blocks south and offers the same kind of loft with more polish at street level. The Garment District answers with the trains. If much of the team rides New Jersey Transit or the Long Island Rail Road, the walk from Penn Station decides it. If most people come by subway and care about the neighborhood after work, Chelsea usually wins. Chelsea vs Penn Plaza lines up the floors and rents of both as they stand now.

- Penn Station and Moynihan Train Hall: the Long Island Rail Road, New Jersey Transit and Amtrak.
- Under the station: the 1/2/3 on Seventh Avenue and the A/C/E on Eighth.
- One block east at Herald Square: PATH at 33rd Street, plus the N/Q/R/W and the B/D/F/M.

Do you have to be in the apparel business to lease in the Garment District?
No. Office tenants of every kind occupy the loft buildings there, and an office lease in the district reads like one anywhere else in Manhattan. Every lease has a use clause stating what the space may be used for, so have your attorney confirm that it covers your business.
Is the Garment District cheaper than Midtown South?
As a rule it sits below the loft districts to its south and east, and well below the towers of Midtown. The discount reflects the street, which is busier and plainer, more than the floors. Check the gap in the block on this page against the Chelsea and Flatiron hubs.
What kinds of space come up in the Garment District?
Mostly whole and partial floors of a few thousand square feet in loft buildings, some delivered raw and some already built as offices. Closer to the station there are also prebuilt suites in towers, which cost more and can be occupied two to four weeks after signing.
Is the Garment District pleasant to work in?
It is practical more than pretty. Days are busy, lunch has improved with the food hall at Moynihan, and the blocks empty toward the trains in the evening. Teams that build their culture inside the office tend to be content, and teams that want the neighborhood to supply it often prefer Chelsea.
