The typical Chelsea office is a loft on a side street. The buildings went up for the garment trade more than a century ago, six to twelve stories tall, and what they offer a company now is depth, height and daylight: ceilings well above a modern tower's, few columns, big windows. How Chelsea rents are quoted, and what moves them

Landlords quote rent as dollars per rentable square foot per year. To get a monthly figure, multiply the rate by the square footage and divide by twelve; electricity and annual escalations come on top.

What sets Chelsea's price against its neighbors is transit reach more than the buildings. On a prewar floor, a landlord who wants the deal tends to give free months and money toward the buildout before giving on the face rent, so line offers up by what the whole term costs. The commute decides whether Chelsea fits

  • The west side is well served: the A/C/E and the L on Eighth Avenue, the 1 on Seventh, the F/M and PATH on Sixth.
  • From the blocks in the mid-20s, Penn Station is a walk of about ten minutes, which suits people coming in from New Jersey and Long Island.
  • No east-side line crosses the neighborhood, so anyone starting on the Upper East Side changes trains in each direction.
