Month-to-Month Offices in NYC: What a Startup Can Actually Rent
In New York, month-to-month office space is almost entirely coworking: memberships for desks and private rooms that can be ended on short notice. Expect roughly $800 to $1,400 per desk per month in Manhattan, with everything bundled in. A landlord will almost never rent out a private floor by the month. On a floor of your own, the shortest term you will find is about a year, and a sublease is only as short as what remains on the original tenant's lease. For a startup, month to month is the right tool while the plan is uncertain, and the wrong one once headcount passes about 15 and holds.

What month to month really buys a startup
The product is reversibility. A team between funding rounds, a three-person satellite testing New York, or a company waiting for its own floor to be built can leave on short notice with no lease to carry. Furniture, internet, cleaning and coffee arrive with the membership, so nobody on the team becomes the office manager.
The price is a premium on every desk, plus a quieter risk: the notice that lets you leave also lets the operator raise the rate or move your room. Month to month protects you from a long commitment. It does not protect you from change.
What it costs, and where the math turns
At $800 to $1,400 a desk, ten desks cost $8,000 to $14,000 a month, and the bill grows in a straight line with every hire. A lease grows with area instead, and the area each person needs falls as a team shares meeting rooms and a pantry.
- Under about 15 people, month-to-month desks usually cost less in total and carry no commitment.

What the agreement should say
A month-to-month agreement is usually a membership or a license, which gives you fewer rights than a lease does. Read for these before you sign:
- How much notice you must give to leave, and whether the term renews on its own.
- How the price can rise, and when.
- The deposit, and the date it comes back.
- What the fee includes: meeting room hours, guest access, mail, printing and entry after hours.
- Whether the operator may move you to a different room.
- What happens to the agreement if your company is acquired.
The step after month to month
When the team stops being temporary, the next step is rarely a ten-year lease. It is a furnished or prebuilt floor on a short term: your own door, no buildout to run, and a move-in two to four weeks after signing. Twelve months is achievable on a private floor, with 24 and 36 more common, and shorter terms carry higher rent per square foot.

Can a startup rent a private floor month to month in Manhattan?
Rarely. Landlords lease private floors for a term, and about a year is the shortest most will consider. The exception is a sublease with little time left on it, where the length is set by the original tenant's lease and not by your plan. If month to month is a firm requirement, coworking is where it exists.
How quickly can a team be working in month-to-month space?
Days. Speed and zero capital outlay are the real advantages of coworking. A furnished or prebuilt private floor is the next fastest, typically two to four weeks after signing, and a custom buildout takes 10 to 16 weeks.
Is month to month more expensive than a lease?
Per person, usually yes once the team is past about 20, because the desk rate never falls as you grow. Under about 15 people it usually goes the other way once furniture, internet, cleaning and the commitment itself are counted. When should we stop renting month to month?
