Two things a professional firm will be shown as a private office
In a coworking building, a private office is a room with a lock on a floor you share. The front desk, kitchen, meeting rooms and phone booths are common to every member, the operator sets the rules, and the price is per desk.
A suite or floor of your own is a different product. You hold the badge list, so you know who can walk in. The layout and the name on the door are yours. For work that involves client files, sensitive conversations or visitors who should not cross paths in a shared lobby, that control is the reason to move.
What a professional team should write into its brief
- Entrance and reception: whether clients arrive at a door that is yours, and who greets them.
- Private offices: how many people need a door that closes, counted by name.
- Conference rooms: how many, and whether one has to seat a full client meeting.
- Access: who issues badges, and who can see the visitor log.
- Size: about 225 rentable square feet per person for a layout heavy on private offices, against the standard 175. Usable space runs 15 to 25 percent below rentable, so the area you can furnish is smaller than the figure on the listing.
- Term and date: the months you can commit to, and the day you need to be working.

What a prebuilt or furnished floor hands a firm on day one
The private offices, the conference rooms and the reception are already built, so there is no construction to plan and no architect to hire. On a furnished floor the desks and chairs are in place as well. A team is usually working two to four weeks after it signs. Building the same layout on an empty floor typically takes 10 to 16 weeks after the lease.

Is a private office inside a coworking space private enough for client work?
That depends on the work. The room locks, but the reception, the meeting rooms and the corridors are shared with other members, and the operator decides who has access to the floor. If clients visit, or files have to stay inside the firm, find out who else would be on the floor before you sign.
How much space do 12 people need when most of them have their own office?
About 2,700 rentable square feet, at 225 per person. The same 12 in an open plan would need about 2,100 at the standard 175.
Can a firm take a furnished floor for a year and extend it later?
Often, though not on every floor. One year is at the short end of what landlords will sign for a private floor, and two or three years is the more usual ask. If you expect to stay, negotiate a renewal option at the start, when it costs the landlord little to grant. Lease options explains how one works.
