If your current lease ends on a fixed day, start from that day and subtract. Take off the weeks between signing and move-in, then the weeks for the lease and the letter of intent, then the search and the tours. On a furnished floor that comes to roughly two months of work. For a furnished or prebuilt floor, generally yes. First tour to working desks is typically six to eight weeks on a pre-built floor, which leaves room for a slow lease negotiation. It is not enough for a custom buildout, which puts the whole move at four to six months. Keep the furnished option open, and count backward from your date as the section above describes.
What does Nomad need from us before it can send floors?

What do tenant brokers usually want signed before a search begins?
It differs from firm to firm. One will want an exclusive that runs for a fixed term, another will start work on your brief alone, and retainers are rare on a standard office search, since the fee generally comes out of the landlord's side of the deal. Ask in your first message, whichever broker it goes to, Nomad included. That message commits you to nothing. In most transactions the landlord pays the broker fee, and your lease is the document that settles it.
