Where furnished and prebuilt floors turn up in Manhattan

Finished floors appear in most of the 11 neighborhoods we cover, and each has its own kind.

  • SoHo: cast-iron lofts with high ceilings and tall windows, some of them offered furnished.
  • FiDi: rebuilt prewar bank towers and newer glass buildings, where prebuilt floors with offices and a pantry in place are common.
  • Midtown: tower floors, some of them delivered prebuilt.
  • Chelsea, Flatiron and NoMad: prewar loft buildings, usually one tenant to a floor.

For a team that leans Brooklyn: what Manhattan offers

To be plain about it: the floors we list are all in Manhattan, and none are in Brooklyn. A team with many people commuting from Brooklyn does not need an office there to shorten their trips. It needs a Manhattan address on the lines they already ride. Union Square has the L. FiDi is one or two stops from Brooklyn on several lines. SoHo is direct from Brooklyn's western neighborhoods on four.

Why the block on this page shows Union Square

Union Square is the Manhattan office address that is easiest to reach from Brooklyn, and from most other places too. The 4/5/6 and N/Q/R/W lines stop at 14th Street under the park, and so does the L. The office market around it is small: prewar buildings facing the square, and loft side streets running toward Broadway. Supply is the constraint: few floors are on the market at any one time, so timing decides more here than preference does.

If the team rides commuter rail instead

A team spread across the suburbs has a different answer. Metro-North riders arrive at Grand Central. The LIRR and NJ Transit come into Penn Station, next to Penn Plaza. An office a short walk from the right terminal spares those commuters a subway transfer at each end of the day, which matters more to them than any neighborhood's character.

Are any of Nomad's flexible floors outside Manhattan?

No. Every floor we publish is in Manhattan, and we list nothing in Brooklyn or the other boroughs. What we can do for a team based elsewhere is find the Manhattan floor that is quickest to reach from where its people live.

Which Manhattan office neighborhood is quickest to reach on the L train?

Union Square. The L runs under 14th Street and meets the 4/5/6 and the N/Q/R/W there. Chelsea is also on the L, at Eighth Avenue.

Is Union Square cheaper than SoHo or Flatiron for a flexible floor?
