What an address-first firm is paying for
Three kinds of building get called landmark, and they are not the same purchase.
- Trophy: the newest or most celebrated towers, with high floors, views and amenity floors. It is the top slice of Class A.
- Class A: modern or well-renovated buildings with current systems and a staffed lobby. Most Class A space is simply well run, not famous.
- A landmarked loft: a protected historic building, often labeled Class B, whose cast iron and tall ceilings can do more for recruiting than a tower lobby.
No authority assigns these letters. The owner's leasing team does. So judge the building and the floor, not the letter on the flyer. Class A, B and C explains what the labels do and do not tell you.
What a shorter term does to the price at this level
A landlord prices a short commitment above a long one, because it has fewer years to recover its costs, and the improvement allowance shrinks with the term. On a furnished or prebuilt floor that matters less than usual: the construction money is already spent, which is the reason these floors can be offered for fewer years at all.
Rent is not the whole bill at any address. Electricity is extra: about $2 to $4 a square foot each year. Escalations add roughly 2.5 to 3 percent to the rent every year. And the security deposit or letter of credit tends to be larger in Class A buildings.
The honest test: does the address do any work?
An address earns its premium when it changes an outcome. For a client-facing firm, that is a lobby clients walk through and a building they recognize. For a company opening its New York office, it is a location candidates already know.
If nobody visits, and the team would accept the same offers from a loft a mile away, the premium buys image and nothing else. Put a number on it: cost out the same headcount on a well-kept floor one tier down, and ask what the difference would fund.

Can a company opening its first New York office get a tower floor without a ten-year lease?
Sometimes. Furnished and prebuilt floors in towers are the ones offered on shorter terms, and a sublease in a well-known building is short by nature, since it runs only as long as the original tenant's lease. Supply at this level is thin, so the search starts from what is available. Nothing here guarantees that a given building will accept a short term.
Is a landmarked loft the same thing as a trophy building?
No. A trophy building is a top-tier tower. A landmarked loft is a protected historic building, usually older and lower, where exterior changes and some interior work go through landmark review. Both can carry a prime address. They differ in what the money buys: height and amenities in one, character in the other.
What sits on top of the rent on a landmark floor?
The same lines as on any lease, at a larger scale. Electricity is billed separately, the rent escalates each year, and security is posted at signing. On a floor that is not already built, add any construction cost above the landlord's allowance. Ask for each in writing before comparing two addresses.
How quickly can a furnished floor in a tower be occupied?
Usually within two to four weeks of signing, because there is nothing to build. Lease execution, insurance certificates and your own IT fill those weeks. A given building may be slower, so treat the possession date in the lease as the real answer.
