Facilities management is the running of the office once you are in it. On an office Nomad delivers, that means maintenance, vendors and repairs, with one accountable team from the lease through to daily operations.
That is a different role from the building's property manager, whose client is the owner and whose territory is the lobby, the elevator cabs and the building-wide systems. When a problem in your space starts with the building, such as a leak from the floor above, we press the landlord's staff to do what the lease requires of them. Facilities management is standard on every Flex by Nomad floor. Companies that lease a floor directly can buy it as an add-on.
As headcount grows: changing the floor without leaving it
A team that goes from 30 to 50 needs different rooms, not only more desks: another conference room, phone booths, a quiet corner for calls. Light customization of that kind is handled by Nomad's construction management, which coordinates the design, the landlord's approval and the contractor.
Keep the scale in mind. Added rooms on a finished floor are a small project. A full custom buildout typically takes 10 to 16 weeks, against two to four weeks to occupy a furnished floor, so large changes are better planned as part of the next lease.
When a team of 50 outgrows the floor
A flexible floor is a stage, and a company growing quickly will leave it. The usual next step is a longer lease with expansion rights, so that further growth means the space next door and not another move. Because the same firm ran the first search and has operated the floor since, the brief for the next one starts from how the team has really used this floor, not from a headcount guess.

Who do we call when something breaks on a Flex by Nomad floor?
Nomad. On-call support is part of the floor, and our own operations team handles it, so there is one point of contact for a repair, a cleaning issue or a supply that has run out. If the fault lies with the building's systems, we take it up with the landlord's manager for you.
Can meeting rooms or phone booths be added after we move in?
Usually, with the landlord's consent. Our construction management team scopes the change, takes it to the landlord for approval and runs the work. Check the lease first for a restoration clause, which can oblige you to return the floor to its original layout when the term ends.
Is facilities management included, or is it billed separately?
On a Flex by Nomad floor it is included as standard. A company leasing its own floor directly can buy the same service separately, scoped to its hours and priorities.
Do we have to find a new broker when we need a bigger floor?
No. The same firm that runs the floor runs the next search, so the move from the flexible floor to the longer lease stays inside one conversation. The brief for the bigger floor can rest on how the team used this one, which is a better guide than headcount alone.
