Month-to-Month Office Space Rental: Three Cases Where It Fits, and When to Stop
Month-to-month office space rental means a desk or room you pay for monthly and can give up on short notice, and in Manhattan it is sold almost entirely by coworking operators. It suits a team with an end date in sight: a project team, a company between leases, or a team waiting for its own office to be built. For about 10 people it usually costs less in total than a lease. It stops making sense once the end date disappears: a team past about 15 that can see a year ahead usually pays less per person on its own floor. The floors below fit about 10.

Case one: a project team with a finish date
A team put together for a launch, a client engagement or a New York pilot has work that ends. Its office should end with it. Rent desks or a room by the month and tie the notice period to the project plan. The clock here is the project's end date. If the project is extended a second time, read that as a sign that the team has become permanent, and revisit the office decision.
Case two: a company between leases
Say the old lease expires in June and the new floor is not ready until August. Staying put without a signed extension is a holdover, which New York leases commonly bill at 150 to 200 percent of the last rent. Renting desks for those two months avoids the penalty rate. The clock is the start date of the new lease, plus the two to four weeks a furnished floor needs between signing and move-in.
Case three: a team waiting for a buildout
A custom buildout typically takes 10 to 16 weeks from the signed lease, and the team has to work somewhere in the meantime. Monthly desks cover that stretch without a second long commitment. The clock is the construction schedule with a few weeks of cushion, so set the membership's notice against the contractor's completion date and not the hoped-for one.
When renting by the month should stop
Desks rent for roughly $800 to $1,400 apiece per month, so a team of ten pays $8,000 to $14,000 with furniture, internet and cleaning included. At that size the monthly route usually costs less in total than a lease. Each hire adds a desk at the full rate, though, and the operator has to have one free next to yours.
Stop when two things are true: you can say what headcount will be a year and a half from now, and the invoice has climbed past about $15,000 a month. Nomad does not rent space by the month. Can we get a private office by the month, not just open desks?
Yes, inside a coworking space: a lockable room for the team, priced per seat and above the open-desk rate. A private floor of your own on a monthly term is rare, because landlords lease floors for a term of about a year or more.
Is renting by the month more expensive than a lease for ten people?
Usually not, in total. Ten people on a lease need about 1,750 square feet, plus furniture, internet, cleaning, a deposit and a commitment of a year or more. The monthly desks cost more per seat and less overall at that size. The balance tips somewhere between 15 and 20 people.
Can a month-to-month office keep up with a team that is hiring?
For a while. Adding a desk is quick when the operator has one, though it may not be near the rest of the team. The cost rises in a straight line with headcount. A team adding people every month should price a private floor before it passes 15.
