Monthly office space rentals in NYC come in two kinds, and a budget has to tell them apart. Renting monthly means a coworking membership you can end on short notice, at roughly $800 to $1,400 a month for every desk. Paying monthly on a lease means a private floor held for a term of a year or more, with rent quoted per square foot per year and billed each month. Renting monthly and paying monthly are different commitments

Both produce an invoice every month, which is why they get confused. The difference is what you owe if you leave. On a membership you generally owe the notice period and little else. On a lease, rent is owed for every remaining month of the term, whether or not the team is still in the space, unless the lease itself gives you a way out. A startup budgeting a monthly number should write down which of the two the number belongs to.

The monthly number for coworking desks

  • 5 desks: $4,000 to $7,000.
  • 10 desks: $8,000 to $14,000.
  • 20 desks: $16,000 to $28,000.

The monthly number for a leased floor: the conversion

Work in three steps: headcount times 175 gives the square feet, square feet times the yearly rate gives the annual rent, and dividing by twelve gives the month. Say ten people take 1,750 square feet at $65 a square foot: that is $113,750 a year, or about $9,480 a month.

Then add what the rate leaves out. Electricity adds $2 to $4 a year for each square foot, about $290 to $580 a month on that space. Internet and cleaning are yours, the deposit is due up front, and furniture is a one-time cost unless the floor is furnished. A furnished office on a monthly basis: what exists

By the month, a furnished office means a room inside a coworking space. A furnished floor of your own is leased, for about 12 months at the short end, and you pay that lease monthly. The furnished floor moves quickly, two to four weeks from signing to move-in, but it is a commitment for the term. A sublease can be shorter when the original tenant's lease is close to its end.

Before signing a monthly agreement: five checks

  • The notice you must give, and from which date it counts.
  • Whether the agreement renews automatically.
  • When the price can go up.
  • The deposit and the date it is returned.
  • What the fee leaves out.
