If you need office space in New York this month, sort the options by how fast each can be occupied. Month-to-month office space rentals, which means coworking desks and rooms, can be working in days. A furnished private floor can usually be occupied two to four weeks after the lease is signed. Allow six to eight weeks, counted from your first tour, for a pre-built floor if the team decides quickly. Only the first is month to month. The other two are leases, starting at about a year. This week: desks and rooms rented by the month
Coworking is the kind of office in Manhattan you can be working in within days. You sign a membership, at a Manhattan rate of about $800 to $1,400 a desk each month, and the furniture and internet are already there. It suits a team that cannot see a quarter ahead, a few people testing New York, or a company that needs somewhere to sit while its own floor is prepared.
A private office by the month exists here too, as a lockable room on the operator's floor. On a floor of your own, a monthly term is rare. Before you sign, read four things in the agreement: the notice to leave, automatic renewal, how the price can rise, and whether your room can be moved.
This month: a furnished private floor
A furnished floor has desks, meeting rooms and cabling in place, so nothing has to be built or delivered. Once the lease is signed, move-in follows in two to four weeks. The lease is the slower part: it runs for about 12 months at the short end, and it has to be negotiated and reviewed by your attorney first. Next quarter: a pre-built floor, counted from the first tour
A pre-built floor is space the landlord has already finished to a move-in standard. For a team that decides quickly, the path from first tour to working desks takes six to eight weeks: a shortlist, an afternoon of tours, proposals, a letter of intent, the lease, and then move-in. What is the fastest way to get a private office in Manhattan?
A lockable room in a coworking space, which can be ready in days. If the office has to be a floor of your own, a furnished one is the fastest, at two to four weeks from the signed lease.
Which teams should stay month to month instead of leasing?
Teams that cannot forecast the next year: a company between funding rounds, a small satellite, a team with a project that ends. Under about 15 people the monthly route also tends to cost less in total. Once the plan holds and the team is past that size, a lease is usually the better deal.
Can we take desks now and move to our own floor later?
Yes, and it is a common way to cover the gap. Rent desks for the weeks the search and the lease take, and check the membership's notice period first so the two do not overlap for longer than they must.
Does a furnished floor in Chelsea come on a monthly term?
