Office Space for Rent Month-to-Month: Where a Broker Fits in NYC
In NYC, office space for rent month-to-month almost always means a coworking membership: desks or a room on an operator's floor, paid monthly and ended on short notice. You do not need a broker for that. Operators sell memberships directly, and Nomad does not operate coworking or rent space by the month. A broker becomes useful at the next question, which is whether your team should be renting by the month at all. Nomad places teams on private floors with leases from about 12 months, and on Flex by Nomad, furnished private floors on 12, 24 or 36 month terms. The floors below are in NoMad.

Question one: is yours the kind of business month to month suits?
Monthly space is used by a recognizable set of businesses:
- Startups between funding rounds that cannot say what headcount will be in six months.
- Companies from other cities trying New York with two or three people.
- Project teams with an end date.
- Firms between leases, or waiting for a floor to be built.
- Solo professionals and very small practices.
What they share is a short horizon or a small headcount. If you have neither, keep reading.
Question two: what happens to the bill when you hire?
Each desk costs roughly $800 to $1,400 a month, and the tenth desk costs the same as the first. Fifteen desks are $12,000 to $21,000 a month. A leased floor is priced by area, so its cost per person falls as the team fills it. Below about 15 people the monthly desks usually come out cheaper, and by about 20 the floor usually does. Scaling also depends on the operator having seats free beside yours. The lease and coworking comparison has the full sum.
Question three: do you need a broker for this?
Not for a membership. You deal with the operator directly, and Nomad has nothing to add to that transaction.
You need one when the alternative is a lease. The agent who shows a building works for its owner. A broker on your side compares buildings and negotiates the terms. Nomad also offers agency leasing and owner representation, and on your search, we work for you. Each stage of that role is described on our brokerage page. In most transactions the landlord pays the broker fee.
Question four: would a year on your own floor serve you better?
If the answers so far point away from monthly space, this is what Nomad offers in its place. Flex by Nomad is a furnished private floor on a 12, 24 or 36 month term, with cleaning, connectivity and support arranged, and move-in two to four weeks after signing. A shorter term carries a higher rent per square foot, which is the price of keeping the commitment small.
The floors in the block on this page are in NoMad, the district north of Madison Square Park, where prewar loft buildings along Broadway mostly hold a single tenant per floor and the N/R/W, the 6 and the F/M are close by.

Will a broker find us a coworking desk?
Nomad will not, because we do not operate coworking or broker memberships. Operators sell those directly, and a few phone calls will get you quotes. Where we help is the comparison with a private floor and, when it makes sense, the search for one.
What kinds of companies rent offices by the month in New York?
Mostly young or small ones, and larger ones in transition: startups before their next round, out-of-town firms testing the market, project teams, and companies bridging two leases.
What does Nomad offer a team that wants no long commitment?
A private floor on the shortest lease that fits. About 12 months is achievable, with 24 and 36 more common, and furnished floors avoid a buildout. Send headcount, timing and budget, and a first shortlist can be ready within 24 hours.
Who pays the broker if we lease a floor instead?
In most transactions the landlord pays the broker fee. The terms of each deal decide it, so ask how the broker is being paid on yours before the first tour.
