Flex Office Space for Lease: A Private Furnished Floor Through Flex by Nomad
Flex by Nomad puts a team leaving coworking on a floor of its own: your door, your layout, furnished, wired and serviced, and charged per square foot like a lease instead of per desk. Terms typically run 12, 24 or 36 months, and move-in usually follows two to four weeks after signing. It is built for teams of roughly 15 to 25, the size where a coworking bill begins to exceed what a private floor costs. Send headcount, timing and budget, and a broker reaches out within the hour during business hours.

What arrives with a Flex by Nomad floor
The point of the service is that a team used to coworking keeps the everyday conveniences when it gets its own door. The floor comes with:
- Furniture, in place before you arrive.
- Wiring and connectivity, live on day one.
- Commercial cleaning.
- Pantry restocking.
- On-call support for whatever breaks.
Nomad's in-house operations team runs all five, so there is one team to call and no chain of vendors to manage. Flex by Nomad describes the service in full.
What a team leaving coworking signs
You sign a lease for the whole floor, not a membership for a number of desks. It names a term, usually one, two or three years, and a rent set per square foot per year. A security deposit goes with it, as on any lease. In exchange the floor is yours alone: you decide who has a badge, how the room is arranged and whose name is on the door.
Because the floor is already furnished and wired, the gap between signing and working is short, usually two to four weeks. That window covers the last of the lease paperwork, the insurance certificates and getting your own systems connected. It is a typical range and not a promise for any one floor.
Why about 20 people is the moment
Coworking in Manhattan costs roughly $800 to $1,400 a desk each month. At 20 desks that is $16,000 to $28,000 monthly, for a share of a floor someone else controls, and the bill climbs with every new hire. A floor of your own is charged on area. Twenty people need about 3,500 square feet at 175 each, and that area does not grow when you add the twenty-first person to a team that already shares its meeting rooms.
The floors below are the ones we publish that fit a team of about 20. Work out what each would cost a month and set it beside your latest coworking invoice. When to leave coworking covers the other signals, from privacy to recruiting.
How a Flex search starts, and what Nomad does next
Send three things: headcount, timing and budget. A broker reaches out within the hour during business hours to confirm the brief, and a first shortlist can be ready within 24 hours, each floor with its size and asking rent. We arrange the tours, usually in one afternoon, then negotiate the term, the rent and the deposit on the floor you choose.
In most transactions the landlord pays the broker fee. On your search, we work for you. Every furnished and prebuilt floor we list is on one page if you would like to look before you write.

Is Flex by Nomad a lease or a coworking membership?
A lease. You hold a whole private floor for a fixed term and pay per square foot, with the rights of a tenant. A coworking membership rents desks on a shared floor. It can usually be ended on short notice, and the operator can reprice it on that same notice. Flex by Nomad adds the services people associate with coworking to the lease.
How soon after signing can 20 people be at their desks?
Usually two to four weeks, because nothing has to be built or delivered. What takes the time is getting the lease countersigned, the insurance certificates and your own IT setup. Check the possession date in your lease before you give notice where you are now.
Will we need to hire an office manager for a Flex by Nomad floor?
Not for the running of the floor. Cleaning, pantry restocking and on-call support come with it, handled by Nomad's own operations staff. What stays with you is what any company keeps: its own equipment, its own people and its own policies on who comes in.
What does Nomad charge a team to run the search?
In most transactions the landlord pays the broker fee; the lease for your particular floor decides it. Ask us before the first Flex tour whether anything needs your signature at that stage and whether any charge could reach your team.
