Dedicated office space is a floor or suite that only your company uses: your own entrance, your own meeting rooms and your name at reception, held on a lease or sublease instead of a membership. In FiDi it is quicker to get than in most of Manhattan, because much of the downtown stock is delivered as modern prebuilt floors, finished and sometimes furnished. A coworking desk costs roughly $800 to $1,400 each month in Manhattan, and somewhere between 15 and 20 people a dedicated floor usually becomes the cheaper option. What dedicated means, set against a coworking membership
A membership buys desks or a glass room inside an operator's space. The monthly bill wraps in the desks, the wifi and the cleaning. Notice to leave is short. Next year's price is whatever the operator decides. A membership is typically a license, so nothing you pay builds a lasting right to the space.
A dedicated office is held in your company's name for a fixed term. Nobody else books your conference room, the walls can carry your brand, and the rent is known for the length of the lease. In exchange, the services an operator bundled become yours to arrange.
Where the desk math turns for a startup leaving shared space
Below about 15 people, coworking usually costs less in total. Above about 20, a private floor usually does. In between, the two specific deals decide it.
Take 18 people as an example. At $800 to $1,400 a desk, the membership costs $14,400 to $25,200 a month. The same team needs about 3,150 rentable square feet at 175 square feet a person. Multiply that by the yearly asking rate of any floor in the block below, divide by twelve, and you have the figure to hold against the invoice. Why FiDi makes a dedicated floor quick
Downtown's towers are the rebuilt prewar bank buildings and the glass generation that went up after 2001. As our FiDi guide puts it, much of that stock comes to market already built: glass-fronted rooms, a plumbed pantry, sometimes desks in place. A startup can sign and move without hiring an architect.
Two more things help a team arriving from shared space. Nearly every subway line and PATH stop within a short walk of Fulton Street and the Oculus. And the towers compete on amenities, so the lounge and outdoor space a coworking floor provided often come with the building.
What to budget beyond base rent on a floor of your own
- Electricity for your own floor, roughly $2 to $4 per square foot each year.
- The annual escalation written into the lease, roughly 2.5 to 3 percent.
- A security deposit, or a letter of credit in its place, when you sign.
- Desks, chairs and cabling, when the floor is delivered empty.
- Internet, cleaning and insurance, which the membership used to include.
- A few weeks of overlap, so the old desks are kept until the new floor is ready.
How long before you are in a dedicated floor
On a floor that is already built or furnished, the usual gap between signing and moving in is two to four weeks. Add the search, the tours and the lease, and a team that decides promptly should allow six to eight weeks between its first tour and its first day there. A floor built to your own design takes four to six months.

Is a dedicated office the same as a private room in a coworking space?
No. A private room is still a membership: the operator holds the lease, shares the lobby, kitchen and meeting rooms among all its members, and can reprice at renewal. A dedicated office is space your company leases or subleases directly, with its own entrance and rooms.
How short a commitment can a dedicated FiDi floor carry?
A private floor can be leased for 12 months, though 24 and 36 are more common, and a shorter term carries a higher rent per square foot. For a furnished private floor on flexible terms, Flex by Nomad is the service to ask about.
Who looks after the office once the coworking operator is gone?
Someone you name. Before the move, list every service the operator handled, from reception to the printer, and give each an owner. Nomad's facilities management team can take those on for the offices it runs.
