A membership or a floor: what a 50-person team is choosing between
With a membership, the company occupies one or more lockable suites inside an operator's space. The reception, the kitchens and most meeting rooms are run by the operator and used by its other members, and the operator sets the rules for the building.
With a private office on a flexible lease, the company holds the whole floor. It decides who gets a badge, how the floor is laid out and what visitors see when the elevator opens. The cost of that control is a lease, with a term and a deposit.
The arithmetic once a team is well past 20 people
A coworking desk in Manhattan costs somewhere from $800 to $1,400 every month. At 50 desks the bill is $40,000 to $70,000 a month, and each new hire adds one more desk at the full rate.
A lease is priced by area. Fifty people need about 8,750 rentable square feet. Suppose such a floor is asking $60 for each square foot, each year: the rent is $43,750 a month, and power, billed at $2 to $4 a year for each square foot, adds about $1,500 to $2,900. The next hire after that costs nothing more in rent if the floor has room.

In an operator's building, your logo goes on the suite door and the operator's brand is on everything a visitor passes before reaching it. Events, signage and hours follow the operator's policies. That suits a company that does not need the office to carry its name.
On a private floor the entrance is yours, and so are the walls, the all-hands space and the decision about which days people come in. A furnished floor arrives ready to use, and you add your own identity within what the lease and the building allow. Candidates and clients arrive at your company's reception, not an operator's.

Is a private office cheaper than coworking for 50 people?
Usually, yes. Desk pricing rises in step with headcount, while rent follows area, and the area each person needs falls as a larger team shares its meeting rooms and pantry. Run both on your own numbers, counting electricity, cleaning and internet on the lease side.
Can a company put its own name and design on a flexible floor?
On a private floor, yes, within the lease and the building's rules: your name at the entrance, your layout, your walls. Inside an operator's building, branding is normally limited to your own suite.
What happens to the cost when the team adds ten people?
On a membership, ten more desks cost $8,000 to $14,000 more each month, provided the operator has seats next to yours. On a lease the rent does not change. If the floor is already full, you need an expansion right or a larger floor, which is why hiring teams lease with room to spare.
How long is the commitment on a flexible private floor?
