What is already done when a floor is move-in ready

The construction is done: partitions, lighting, air conditioning, a pantry, meeting rooms. Many suites also arrive furnished, and some are wired. What is never done for you is the part that belongs to your company: your insurance, your internet service, your access list and your equipment. The pre-built entry covers what a landlord typically delivers.

The weeks after signing: what the tenant does, what the landlord does

  • Week one, tenant: order the internet circuit the day the lease is signed, ask the building for its sample insurance certificate, and pass it to your insurer.
  • Week one, landlord: countersign the lease, confirm the possession date, and finish any punch list items agreed at signing.
  • Week two, tenant: deliver certificates for your company and for each vendor, submit names for access cards, and book the freight elevator for move day.
  • Week two, landlord: issue access cards and keys, and confirm the air conditioning hours.
  • Weeks three and four, tenant: test Wi-Fi, printers and badge access before anyone arrives, bring in any furniture the suite lacks, and move.

A team with little to bring can compress this. A team waiting on a circuit cannot, which is why that order goes in first.

What slows a move-in, and what to ask before signing

  • A certificate of insurance that does not match the building's wording. A crew can be turned away at the loading dock over it.
  • Internet. Installation can take several weeks, so plan a temporary connection as a backup for the first days.
  • Building rules. Many Manhattan buildings allow moves only on evenings or weekends, and some require union trades for cabling.
  • A slow signature. The clock starts when the lease is fully signed, not when the terms are agreed.

What to compare before signing, and why FiDi is shown

Between two move-in ready floors, compare the possession date written in the lease, what is included (furniture, cabling, an existing circuit), the building's rules for moves, and the term. A suite with furniture in place and a live circuit can save a week or more over one that is only built.

Can a team move in the same week it signs?

Occasionally, when the suite is furnished and wired, the insurance certificate is ready and the building allows the move. More often it takes two to four weeks. Confirm the possession date on the lease itself before giving notice at your current space.
