A fully furnished private office suite is a self-contained space your firm holds alone, with desks, chairs and meeting room furniture already in place. For a professional firm of about 10, furnished covers what you sit at and meet around. It leaves out what makes the office yours to run: internet service, computers and phones, insurance, and usually cleaning beyond the building standard. Turnkey office suites are marketed the same way, though turnkey can also mean a landlord building to your plan. Included with a furnished suite

  • Desks and task chairs for the seats shown on the plan.
  • Tables and chairs in the meeting rooms, and often a reception desk.
  • The built space itself: private offices or an open area, a pantry, lighting and air conditioning.
  • Sometimes cabling to each desk, in which case the listing usually says plug and play.

Ask for the inventory as a list attached to the lease. It should say who owns each item when the term ends and whether you must remove anything.

Not included: what a ten-person firm still brings

  • Internet. Place the order for the circuit on signing day, because installers can need several weeks.
  • IT: computers, phones, printers, Wi-Fi equipment and someone to set them up.
  • Insurance. The lease will require it, and the building will want a certificate before move-in.
  • Electricity, which is billed separately from rent on most leases.
  • Cleaning beyond what the building provides, plus supplies and coffee.

Furnished against unfurnished, once furniture and cabling are counted

An unfurnished office often asks less per square foot. Then add what it takes to open it. New furniture runs $2,000 to $4,000 a desk, so $20,000 to $40,000 for ten people, plus cabling and the weeks spent ordering and installing.

On a short lease that spending rarely pays back. On a long one it can. We set both totals side by side for the term you intend to sign.

How a suite for ten handles hires eleven through fifteen

At 175 square feet per person, ten people need about 1,750 square feet. A firm where most people work behind a door plans nearer 225 each, or about 2,250. A suite sized at the higher figure can absorb a few hires by doubling up offices or converting a meeting room.

Do furnished private office suites require a long commitment?

No. Furnished space is often available on shorter terms than a custom-built office: about a year at the short end for a private suite, with two or three years more usual. A furnished sublease runs for whatever is left on the original tenant's lease.

For ten people, is a furnished suite cheaper than a private office inside a coworking space?

Often not at ten. Coworking in Manhattan costs about $800 to $1,400 per desk monthly, services included, and below about 15 people it usually comes out cheaper overall. The suite wins on privacy and control, and on cost once the firm is past about 20.

Can a law or accounting practice get private offices in a furnished suite?

Yes, if the suite was built that way. Many furnished floors are open plan, so filter for the room count first. Adding partitions to a finished suite needs the landlord's consent and can bring a duty to take them out when the term ends.
