Prebuilt office space in NYC is a suite or floor that the landlord finished before it had a tenant, leased directly and ready to occupy soon after signing. It suits a company with a fixed date and a plan that a standard layout covers, such as a team leaving coworking or a tenant whose lease is running out. The asking rent is only part of the bill. Who prebuilt offices for rent suit, and who should pass
A prebuilt gives you speed and takes away the chance to design the space. That is a good trade when the move-in date is fixed, the headcount is predictable for the length of the lease, and the team works in open desks with a few meeting rooms and a pantry. A company opening a small New York outpost is a typical case. It is a poor trade for a company that needs labs, heavy power or an unusual plan, or one likely to outgrow the suite before the lease ends.

First tour to desks: how long a prebuilt office for rent takes
From the first tour to working desks, six to eight weeks for a team that decides quickly. Most of that is the lease: three to five weeks from offer to signature while the attorneys trade drafts, and less when the business terms are fixed in a letter of intent first. Move-in then usually follows two to four weeks after signing.
What stretches the schedule is seldom the landlord. It is a search with no fixed brief, or terms reopened once the lease draft is circulating.
What you pay beyond base rent on a prebuilt
- Electricity. Usually submetered or billed by the square foot, at about $2 to $4 a foot each year.
- Escalations. A fixed annual increase in the region of 2.5 to 3 percent, and on many leases tax and operating increases over a base year as well.
- Security. Several months of rent, held as cash or as a letter of credit. A young company is asked for more, and both the amount and how it steps down over time can be negotiated.
- Running the office. Cleaning, internet and the insurance the lease requires.

Do prebuilt offices come with flexible lease terms?
Often with shorter ones than a custom deal. With no fresh construction to recover, a landlord can accept a shorter minimum, and a few will sign a short lease to keep a floor occupied until a bigger tenant comes along. A one-year lease on a private floor can be had, though landlords more often sign for two or three. Expect to pay more per square foot as the term gets shorter.
Is the rent on a prebuilt negotiable?
The face rent moves less than tenants hope, and the terms around it move more: free rent at the start, the length of the commitment, whether furniture is included, and a refresh of paint and carpet when a suite has been occupied before.
Are offices for rent in SoHo more expensive than elsewhere in Manhattan?
