Commercial Space for Rent in NYC: From Search Results to a Tour Day
A search for commercial space for rent in NYC becomes useful on the day you walk the floors. Nomad turns search results into a tour day: three to five floors, grouped so they fit in one afternoon, each listed with its size, asking rent and condition. One fact first: our listings are all in Manhattan, and not one is in Brooklyn. For a team that was weighing Brooklyn, the nearest Manhattan address is usually the Financial District, one or two subway stops over the river, and its floors are shown below. To book, send a brief, and a broker reaches out within the hour during business hours.

Where our floors are: Manhattan, and none across the river
Nomad publishes office floors in 11 Manhattan submarkets. None is in Brooklyn, and we do not quote rents or arrange tours there. If your search began with both boroughs in mind, the half we can answer is the Manhattan one: which address keeps the ride short for people who live on the far side of the East River.
The way to settle that is to count train changes from each home station, as how to choose an office neighborhood sets out.
How search results become one afternoon of tours
A long page of matches is not a plan. We cut it to three to five floors that fit your size, budget and date, check that each can still be had, and book them in an order that keeps the travel between buildings short. Nomad arranges the appointments with each landlord's agent and comes with you.
The shortlist states the same facts for every stop: the address, the size, the asking rent, the condition and the earliest date the floor could be yours. Carry it as one page per floor and settle the must-haves before the first building, so a floor that misses one is a short visit.
What the tour day is for: five checks photographs cannot make
Photographs show finishes. The tour is for what they leave out.
- Light at the hours you work, not at noon.
- Noise, with the door shut and everyone quiet for a minute.
- Elevators and the freight car: how many, how slow, how they are booked.
- Air conditioning: when it switches off, and what after-hours air costs.
- Internet: which providers are in the building, and whether fiber reaches the floor.

Why the Financial District suits a team that lives in Brooklyn
From Brooklyn, the Financial District is one or two stops over the river. The 4/5, the 2/3, the R/W, the 1 and the J/Z all stop around Fulton Street and Wall Street, and PATH arrives at the World Trade Center for anyone coming from the west. Our FiDi guide calls it the nearest Manhattan address for a team weighted toward brownstone Brooklyn.
The trade is at the other end of the map. Colleagues who ride Metro-North reach it by a 4/5 express from Grand Central, which is quick but is still a second leg. The floors below are the FiDi ones we list today, and the FiDi guide covers the district itself.
Booking the tour day
Send headcount, timing, budget and the stations your people start from. A broker reaches out within the hour during business hours, and the tours are set around your calendar. Bring the decision-makers and keep the party small. On your search, we work for you, and in most transactions the landlord pays the broker fee.

We were also considering Brooklyn. Can Nomad help with that side?
Not with a Brooklyn floor: none of our listings is there, and every one is in Manhattan. What we do for a team that lives there is find the Manhattan address with the shortest ride, which is often Lower Manhattan.
How many buildings can we see in one tour afternoon?
Three to five floors, which may sit in three or four buildings. That is enough to compare and few enough to remember. If more than five look right on paper, the brief probably needs one more constraint.
Who from our side should come on the tour?
The person who will sign the lease, whoever will run the office day to day, and one skeptic whose only job is to find the problem. Bring IT along for the second visit. Keep the party small: a large group moves slowly between buildings and shows the landlord's agent how much it likes the floor.
What happens after the tour day?
You rank the floors the same evening, and we send a comparison of what you saw. The top two or three are walked again, at another hour of the day, before we ask their landlords for proposals.
