What a survey of commercial space for lease in NYC covers

  • Our own listings: floors Nomad represents, each published with its size and address, and most with an asking rent.
  • The wider direct market: space other landlords and their agents are offering, whether or not a rent is advertised.
  • Subleases: floors a tenant no longer needs and is offering for what is left of its term, often furnished and for less than a direct lease.
  • Off-market space: floors that will come free but have not been listed, which brokers tend to hear of first.

How much space 75 people need

At 175 square feet per person, 75 people need about 13,125 rentable square feet. A dense open plan at about 140 each brings that down to 10,500, and a layout with many private offices at about 225 takes it up to nearly 16,900. A team still hiring usually adds 15 to 25 percent to the base figure.

How the brief turns a survey into a shortlist

A survey for a team this size can return a long list. The brief cuts it. Headcount now and in 12 to 18 months sets the size band. The move-in date decides whether a floor that needs a custom buildout, typically 10 to 16 weeks of work, is still possible. The budget sets the rent range, and where people live sets the neighborhoods.

What survives all four is the shortlist, usually three to five floors, and it can be toured in one afternoon.

Who the broker running your survey works for

Ask this of any firm before the survey starts. On a tenant's search, Nomad works for the tenant: the survey, the shortlist and the negotiation are run for the company that will occupy the space.

What does a survey find that a listings site does not?

Space that was never published: subleases passed between brokers, and floors a landlord knows will come free. It also adds judgment to what is published, such as which floors can really be had by your date. Published listings are where a search starts, and every available floor on our list is open to browse.

Can a team of 75 take a sublease?

Yes, when the remaining term fits the plan and the space works as it stands. Subleases are usually faster and cheaper than direct space and often come furnished. The catch is that you inherit the original tenant's lease terms, so the lease above yours has to be read, by your attorney as well as by you, before you commit.

Does Nomad have off-market floors nobody else can show us?

How early should a 75-person company begin the survey?

Give it nine to twelve months ahead of the day the space is needed, if a custom buildout is likely. With construction, a move runs four to six months from the first tour to working desks, and the survey comes before that first tour.
