Meatpacking District Office Space for Rent: Who It Is Right For

Meatpacking District office space for rent is limited. The district covers a few blocks where Chelsea meets the river: 14th Street is its northern edge, Gansevoort Street its southern one and Hudson Street its eastern side. Its offices are market buildings turned into workspace, joined by a small number of newer ones beside the High Line. Full floors rarely come up. It is right for a fashion, media or tech company that wants the street and the address and can wait for the right space. We list no Meatpacking floor today and quote no rent there, so the live block shows Chelsea, the nearest floors on our book.

The Meatpacking District: a few blocks, and few office buildings

The Meatpacking District begins where the High Line does. It covers only a few blocks, and its older buildings were put up for the market trade. The offices are the ones that were converted, along with a few newer buildings beside the elevated park.

That is a short list. A company that wants a whole floor here is waiting for one specific space to open, not choosing among several. Any search that names the district should be planned on that basis.

Who the Meatpacking District is right for, and the walk from the train

It suits a company for which the street is part of the brand: the fashion, media and tech tenants the district already draws. It also suits a team patient enough to wait for a floor and flexible about which building it is in.

The trade-off is transit. The subway stops at the district's edge. The nearest station, at Eighth Avenue and 14th Street, has the L and the A/C/E, and the 1/2/3 runs one block farther east. From the far west blocks that is a real walk, twice a day, in every season. Check where your staff live before deciding the address is worth it.

Why the floors on this page are in Chelsea

We have no floor in the Meatpacking District on our book at present, so we will not put a rent on it. A figure with no listing behind it would be a guess.

The nearest live benchmark is Chelsea, directly to the north. Its loft floors in the mid-20s are what teams drawn to Meatpacking usually tour alongside it, and the block below lists them with sizes and asking rents. The Chelsea guide covers the blocks in between.

How much space to lease, and why a converted building needs a test fit

Plan on 175 square feet a person. That figure covers the desk and each person's share of meeting rooms, pantry and corridors.

  • 15 people: about 2,600 square feet.
  • 25 people: about 4,400.
  • 40 people: 7,000.

A team that expects to hire usually adds 15 to 25 percent. Converted buildings differ from one to the next, so ask for a test fit before trusting the arithmetic. The office space calculator runs the numbers for any headcount.

How Nomad runs a search that starts in the Meatpacking District

You send headcount, timing and budget. We check what is on the market in the district's buildings, and what has not been advertised yet, and set it beside Chelsea floors that fit the same brief, so you see the address you asked for and the alternative on one shortlist. Then come tours, proposals and the lease negotiation.

On your search, we work for you. In most transactions the landlord pays the broker fee. A search here can mean waiting on a single floor, so ask any broker, us included, how long an agreement would bind you before you begin.

What does an office in the Meatpacking District cost?

We do not quote one, because we hold no listing there to base it on. The live block on this page shows current asking rents in Chelsea next door, which is the closest reference we can stand behind. A specific Meatpacking floor is priced when it comes to market.

Is the Meatpacking District awkward to commute to?

From the west-side lines, no: the A/C/E and L stop at its edge. From anywhere else it means a transfer and then a walk west. The blocks nearest the river are the farthest from any station.

What kinds of companies have offices there?

Fashion, media and technology tenants that want the street and the address. The buildings are converted market structures and newer ones along the High Line, so floors are distinctive and few.

Should we look at Hudson Yards as well?

Only if new construction is the point. The High Line links the two, but they are opposites: one is converted market buildings, the other is new towers at the top of the city's pricing. Chelsea vs Hudson Yards compares the middle ground with the towers.
