What Tribeca's loft and boutique buildings offer
Most Tribeca office space is a loft floor in a building that began as a warehouse. What tenants pay for is height, daylight and a street that is calmer than SoHo's. A smaller number of boutique office buildings offer more conventional suites.
The tenants are media companies, design firms and boutique finance: businesses that want a downtown address with character and do not need a tower lobby. Floors come up one at a time, so the search is a matter of watching the neighborhood and moving when the right one appears.

- Chambers Street, at the southern end, with the A/C at one station and the 1/2/3 at another.
