Why the West Village has so few offices

Two facts explain it. The neighborhood is low-rise and mostly residential, so there are few office buildings to begin with. And much of it is a landmark historic district, where changes to a building go through review. The loft floors found in Chelsea or SoHo are not part of its stock.

So a company that searches for the West Village by name will see a short list, and often an empty one at its size. It is better to know that at the start than three weeks into the search.

What West Village office space looks like: a suite, not a floor

Expect a few rooms in a mixed-use building, or in one converted from another use. Sizes run small, which suits a team of a handful of people and little else.

Can a company lease an entire floor in the West Village?

Very rarely. The buildings are small and mostly residential, so whole office floors hardly exist there. A team that needs its own floor is far more likely to find one in Hudson Square or SoHo, a few blocks south.
