  • Private offices along the windows for attorneys, with solid walls or glass that can be screened.
  • A conference room close to reception, so clients never pass through the work area.
  • Sound separation. Ask what the partitions are made of and whether they run up to the slab; a wall that stops at the ceiling tile leaks conversation.
  • A reception area, and a place for files, mail and a copier.
  • Seats for paralegals and staff near the attorneys they support.

A solo practitioner or a small partnership growing into its first suite needs the same elements in miniature: a few offices, one conference room, a front door of its own.

  • Custom buildout: four to six months in all, of which construction is typically 10 to 16 weeks after the lease is signed.

Term length and the renewal option for a law firm that plans to stay

A firm that expects to stay for years should have a lease that reflects it. Landlords usually give more free rent and a larger improvement allowance in exchange for a longer term, which matters when the buildout is heavy on private offices. Ask for a renewal option with a defined way of setting the rent, and for the right to sublet or assign if the firm merges or changes size.
