Hedge fund office space in NYC is a search for a small team with a high specification. A fund of ten or twenty people takes a modest floor but wants privacy, a building investors recognize, strong systems and an easy trip for the people who visit. That points to the premium end of the market: trophy and Class A towers in Midtown, around Bryant Park and Grand Central, and at Hudson Yards, along with a few boutique floors. First question: how much privacy does the fund need?
Investment work is confidential by nature. A full floor, or a suite with an entry of its own, keeps conversations and screens away from other tenants. Ask who shares the elevator lobby, whether the elevator stop can be keyed or carded, and how visitors are announced. Inside, plan private offices for the people who trade and meet investors: about 225 square feet a person where most work behind a door, against 175 in an open layout.
Second question: trophy building or Class A?
Trophy is the top slice of Class A: a short list of the newest and best-known towers, where the views, the amenity floors and the rents all sit at the high end. All trophy buildings count as Class A. The reverse does not hold, because plenty of Class A buildings are modern and well managed without being landmarks. Neither label is official; the owner's leasing team chooses it. For a fund, that premium mostly purchases standing with investors. Compare it with a good Class A floor nearby before agreeing to pay it. Class A, B and C explains the tiers.
Third question: which address, and how do people reach it?
- Midtown: the corporate core, with large modern towers and nearly every subway line.
- Bryant Park: towers facing the park, close to both Grand Central and Times Square.
- Grand Central: the terminal for commuter rail from the northern suburbs, with new towers on the avenues and quieter boutique buildings on the side streets.
- Hudson Yards: the newest purpose-built towers in Manhattan, on the far west side.
- SoHo and Flatiron: boutique and loft floors at the top of their neighborhoods, for a fund that prefers character to height.
Where the partners live usually settles it. Premium floors also turn up downtown and beside Penn Station, so read the block for the district as well as the rent. Office space over $100 covers the whole premium band.
Fourth question: what will the landlord ask a young fund to post?
A security deposit is typically several months of rent, and landlords ask more of a company without years of financial statements, which describes most new funds. On larger deals a tenant often posts a letter of credit from its bank in place of cash. The amount is negotiable, and so is a burn-down schedule, under which a portion of the security is handed back as each year of punctual rent goes by.
