Find Office Space for Rent Fast: Six to Eight Weeks From Tour to Desks

The fastest honest way to find office space for rent in Manhattan takes six to eight weeks from the first tour to working desks, and it runs through a furnished or pre-built floor. Space of that kind is typically in use two to four weeks after the lease is signed, where a custom buildout needs 10 to 16. Nomad compresses the front of the schedule: a broker reaches out within the hour during business hours, a first shortlist can be ready within 24 hours, and tours fit in one afternoon. The price of speed is a shorter term at a higher rent per square foot.

The first 48 hours on a short clock

  • Hour one: you send headcount, the date and a monthly budget. A broker reaches out within the hour during business hours to confirm them.
  • Day one: a first shortlist can be ready within 24 hours, limited to furnished and pre-built space that can be handed over in time.
  • From day two: tours, as soon as the buildings can show the space. Three to five floors fit in one afternoon, and we group them so the people who decide see every candidate together.

Bring whoever can say yes. Nothing shortens a fast search more than a decision made the week of the tour.

The first week or two: proposal and letter of intent

Once you choose a floor, we send the landlord a proposal and settle the economics in a letter of intent: rent, term, any free rent and the security. On a furnished floor there is no construction to negotiate, which removes the slowest topic. Allow one to two weeks for this stage.

The lease follows. Attorneys usually need three to five weeks to trade drafts, and that stretch shortens when the letter of intent is complete and your counsel handles New York office leases often. We hold both sides to what the letter said.

After signing: two to four weeks to move in

From signature to move-in, furnished and pre-built space normally needs two to four weeks. That time goes to insurance certificates, the internet circuit and access cards, not to construction. A floor built to your own plan would add 10 to 16 weeks at this point, which is why a team in a hurry does not take that route.

The live block on this page is limited to furnished and pre-built space for that reason. Every furnished and move-in-ready floor has the same set in more detail.

Where fast searches usually lose weeks

The market is rarely the delay. Our timeline page puts the lost weeks in the tenant's own process:

  • A brief that was never fixed, so tours multiply.
  • Decisions made weekly when good floors lease in days.
  • Terms reopened after the letter of intent.
  • Approval from a board or an owner sought after the floor is found, not alongside the search.
  • The internet circuit ordered late.

How long it takes to get an office breaks each phase down.

The trade a fast-moving team makes

Speed has a price. Furnished and pre-built floors often come on shorter terms, and shorter terms carry higher rent per square foot, because the landlord has already paid for the construction and recovers it through the rent. You also take the layout as built.

For a team that needs desks in weeks, that is usually the right trade. If the same team expects to stay five years, a longer lease on a floor built to its plan tends to cost less over the term, and a short first lease can bridge the gap.

Can we be working from a new office in under six weeks?

Plan on six to eight weeks from the first tour, which is the fastest schedule we would call honest. Even that assumes a vacant furnished floor, a lease that moves quickly and an attorney who turns drafts around in days. We do not promise a date before a lease is signed.

Does a faster move mean skipping the attorney?

No. The lease is still a binding contract for a year or more, and counsel should read it. Speed comes from agreeing the business terms first and from using a lawyer who handles office leases regularly, not from cutting the review.

What if no furnished floor fits our size?

Then the next quickest route is a floor in good existing condition that needs only light work, or a sublease that comes furnished. Either can take longer to settle than a pre-built floor. Flex by Nomad, our furnished private floors on flexible terms, is another option.

How short a term can a fast-moving team sign?

Twelve months, on some private floors, though 24 and 36 are the more common lengths. Expect the one-year rate to be higher per square foot than the three-year rate for the same space.
