You can find office space for rent in NYC on your own up to a point. Published listings show you asking rents, sizes and addresses, and nothing stops you from calling the agent on each one. The search stops being a solo job at three places: space that has not been posted, the landlord's written proposal, and working out what a deal costs over its term. That is where Nomad comes in. Stage one, looking: listings on your own, the wider market with Nomad
On your own, you can read every published listing, filter by size and price and build a list of addresses. For a first look at what office space for rent in NYC costs, that is enough, and we publish our own asking rents for the purpose.

Stage two, touring: the listing agent or your own broker
On your own, each tour is led by that building's listing agent, who works for the owner and shows that building only. You make the comparison yourself, usually across several days.

Stage three, proposals: where searching alone usually stops
A landlord's proposal quotes rent, term, free rent and an improvement allowance. Alone, you see one proposal at a time and have no other deals to hold it against. The asking rent looks like the price.
With Nomad, proposals from the finalists are put on one basis: effective rent, meaning the cost across the whole term once free rent and the allowance are counted. A pair of floors asking the same rate can differ widely on that measure. We then negotiate the letter of intent and work beside your attorney on the lease.
What Nomad costs a tenant who has been searching alone
In most transactions the landlord pays the broker fee, with the details set by the lease and commission terms of each deal. Before you hand over a search you have been running yourself, ask any broker, us included, what you would be signing. Is it worth contacting a broker if I have already found a floor I like?
Yes. A broker can still set that floor against others, check the proposal against comparable deals and negotiate it. It is simplest to bring one in before you ask the landlord for a proposal.
What can I learn from listings without talking to anyone?
The asking rent, the size and the address, where they are published, which is enough to rule floors in or out on budget and location. Ours show all three on nearly every floor. Every available floor is the full list.
Will a landlord give me a better deal if no broker is involved?
We would not count on it. The listing agent across the table still works for the owner, and you would be negotiating with nobody on your side who has seen comparable deals. How to choose a tenant rep broker is candid about when going direct makes sense.
