What brokerage means in commercial real estate, before any neighborhood is picked

A broker is hired to bring a tenant and a landlord to a signed lease. On the tenant side that covers the requirement, the search, the tours, the comparison of offers and the negotiation. The transfer-count method: transfers, not minutes

Neighborhood debates run long because they are argued from taste. We replace the argument with a count.

  • Collect the home subway stations of the current team and of the last round of candidates.
  • Put the stations down the rows of a spreadsheet and the candidate neighborhoods across the columns.
  • Fill each cell with the number of transfers that commute takes.
  • Weight the rows by the roles you find hardest to hire.

The two best-scoring neighborhoods become the tour. We pull four to six floors across both and book one afternoon, because walking two neighborhoods back to back settles what weeks of discussion do not.

Flatiron against NoMad is the usual pairing for a growing company. The two share 23rd Street, the N, R and W, the 6, and the F and M. Flatiron adds the Q, the 4 and 5, and the L. Why count transfers and not commute minutes?

Because transfers are what make a commute feel long, and they are what a candidate weighs when comparing two offers. Two routes of equal length are not equal if one of them means changing trains twice.

How many neighborhoods should a growing company tour?
