The scope: which property, which clients, which borough
- Property type. Offices: full floors, partial floors and suites, direct or sublease, raw, pre-built or furnished. If you need a shop, a warehouse or a building to buy, we have published nothing on those and will not pretend otherwise.
- Clients. Tenants, for whom we run the search and negotiate the lease. And owners, for whom Nomad does agency leasing and owner representation.
- Geography. Manhattan. We do not list floors in Brooklyn, Queens or New Jersey.

The 11 Manhattan submarkets, and who each cluster suits
- Flatiron, NoMad, Chelsea, Union Square and SoHo. Lofts and smaller prewar buildings between 34th Street and Canal Street. They suit technology, media and design companies that want a floor to themselves.
- Penn Plaza and Grand Central. The districts on top of the commuter railroads. They suit teams whose people ride regional rail into Penn Station or the terminal.
- Midtown, Bryant Park and Hudson Yards. Towers with large floors and full building services. They suit larger companies and firms that receive clients.
- FiDi. Modern towers downtown, near the PATH. It suits teams that want tower space outside Midtown.

How commercial property brokers are typically paid on an office lease
By commission, when a lease is signed. In most transactions the landlord pays the broker fee for both the listing side and the tenant side, which usually leaves a tenant with nothing to pay. Each lease and its commission agreement confirm the arrangement, so ask any broker how they are paid on yours.

Do Nomad's brokers handle retail or industrial property?
Our listings and our published guides are all office space. If your requirement is a storefront or a warehouse, a firm that does that work every week will serve you better, and we would say so on a call.
Do you list any offices outside Manhattan, for example Brooklyn, Queens or New Jersey?
No. Every floor we publish is in Manhattan, and we do not claim coverage outside it. Many teams with staff in those places choose a Manhattan neighborhood with a direct train to them.
Do your brokers also work for building owners?
Yes. Nomad offers agency leasing and owner representation. If a building we lease for its owner is on your shortlist, we tell you, because one broker acting for both sides in New York needs the informed consent of each.
Does the size of our requirement matter?
Not for whether we can help. The floors we list run from small suites to large floors, and the block on this page shows the current range of sizes and asking rents.
