Rent or lease: one set of floors for a tech team

People search both words and land on the same offices. A New York office is leased, on a term measured in years or, at the short end, 12 months. What some call renting is simply the shorter commitment: a furnished floor for a year or two. We put both ends on one shortlist, because the right length depends on how firm the hiring plan is. How we size a floor for engineers on a hybrid schedule

We start from 175 square feet per person and adjust for how you work. A team at shared benches with few closed rooms can run near 140 square feet each. A hybrid schedule usually brings the footprint 10 to 20 percent below a full-time one and no further, because the days when everyone comes in still need seats and rooms.

So for 45 engineers and product staff we would look from roughly 5,000 square feet, dense and hybrid, up to about 7,900 at the standard figure, then test fit the finalists to see where the booths and meeting rooms land.

Cabling, AV and internet: what we price outside the landlord's work

A landlord's buildout or allowance covers construction: walls, ceilings, lighting, electrical distribution. It does not usually cover the things an engineering team depends on most. Data cabling, conference room AV and the internet circuit fall outside it in most deals, so we put them in the budget from the start.

We also advise ordering the circuit as soon as the lease is signed, since installation can take several weeks, and on tours we look at the electrical capacity of each floor, which varies from one prewar building to the next.

How dense can an engineering floor be before it stops working?

About 140 square feet a person is as dense as we plan a bench layout. Below that, the meeting rooms and call booths go first, and a team that spends its day on video feels the loss. We test fit the plan on the actual floor before you commit to a number.

Does a hybrid tech team still need a floor of its own?
