Find Office Space for Lease in NYC by Choosing the Neighborhood First

When Nomad helps a team find office space for lease in NYC, the neighborhood comes first, and the team's commute chooses it. A plain fact before anything else: all of our listings are in Manhattan, and we have none in Brooklyn. For a team with many Brooklyn commuters, that means looking at the Manhattan districts their trains already reach without a change. We map home stations, count the transfers to each candidate submarket and shortlist floors where the count is lowest. Union Square is often the answer, because the L from Brooklyn stops at 14th Street alongside the 4/5/6 and the N/Q/R/W, and its floors are shown below.

Every floor we list is in Manhattan

Nomad publishes office floors in Manhattan and nowhere else. None is in Brooklyn, so we will not quote you a rent or a floor there.

What we can do for a team that was weighing Brooklyn is answer the question underneath: which Manhattan address keeps the trip short for people who live across the river. That is a neighborhood decision, and it comes before any listing.

How we pick a submarket from where your team lives

We use the transfer count. You send us the stations your people start from each morning, and those of recent candidates if recruiting matters. We score every district under consideration by the number of train changes each person would make. The count is of changes, not minutes, because a ride with two transfers is the one people push back on.

The result is one or two submarkets to tour. If the roles you find hardest to hire live in one area, we give their stations more weight. How to choose an office neighborhood sets out the full method.

Why Union Square works for a team riding in from Brooklyn

Three sets of lines stop at 14th Street under the square. The L runs straight into Brooklyn, which is why our Union Square guide calls this the most Brooklyn-reachable office address in Manhattan. The N/Q/R/W and the 4/5/6 put every other borough within one transfer.

The market around the square is small: prewar buildings facing the park and loft buildings on the side streets, with few openings at any moment. The floors below are the Union Square ones we list. The Union Square guide describes the blocks.

What Nomad does once the neighborhood is chosen

  • A first shortlist can be ready within 24 hours of your brief, giving the size, asking rent and address of every candidate.
  • Tours take one afternoon: three to five floors, walked in an order that makes them easy to compare.
  • We request proposals on the finalists, weigh them on cost over the whole term, and negotiate the letter of intent and the lease with your attorney.

On your search, we work for you. In most transactions the landlord pays the broker fee.

Other Manhattan submarkets a cross-river team should weigh

If the square has nothing at your size, the same commute logic points a few blocks away.

  • Flatiron and NoMad, just north, share most of Union Square's lines.
  • Chelsea has the L at Eighth Avenue and 14th Street, along with the A/C/E.
  • SoHo sits on the N/Q/R/W, the 6 and the B/D/F/M.

The submarket comparisons set any two of them side by side.

Does Nomad list any office outside Manhattan?

No. Our listings are all in Manhattan, with none in Brooklyn. For a team that lives there, we look for the Manhattan address with the fewest train changes, which is usually around 14th Street.

What do you need from us to run the transfer count?

A list of home stations, one per person, with no names attached. Add the stations of recent candidates if hiring matters to the decision. Send it along with headcount, timing and budget, and a broker reaches out within the hour during business hours.

What if half the team lives in Brooklyn and the leaders ride commuter rail?

Then no single address scores cleanly, and the choice is a trade you make on purpose. Pick the district that serves the larger group, or weight the scoring toward the roles that are hardest to fill, and offset the longer trips with flexibility on the worst days. We show both scorings so the decision is visible.

Are floors near Union Square hard to get?

They are scarce more than they are hard. The market is small, so timing counts for more than preference. Decide in advance what size and price would make you move, and tour within days when a floor appears. The live block shows what is open at the moment you read this.
