Commercial leasing for a startup usually begins when a team of 15 to 25 outgrows coworking. A desk in Manhattan coworking costs roughly $800 to $1,400 a month. Below about 15 people it usually costs less than a floor of your own, and above about 20 a private floor usually costs less. The arithmetic that says it is time to leave coworking
At $800 to $1,400 a desk, 20 desks cost $16,000 to $28,000 a month, and every hire adds another desk fee. A private floor is priced by area and not by the head. Twenty people need about 3,500 square feet, and the rent on that floor does not step up when the next person joins.
To run your own numbers, take any floor in the block on this page, which is sized for 20 people. Multiply its square feet by its asking rent and divide by twelve. Add electricity, which runs about $2 to $4 per square foot annually. Put the result next to your coworking invoice.
What changes when you sign a lease in place of a membership
- One invoice becomes several: rent, electricity, internet and insurance, plus cleaning where the lease does not include it.
- You commit to a term. A year is possible on a private floor, and two or three years is more usual.
- The landlord asks for security: a deposit or letter of credit, plus in many cases a founder's good guy guarantee.

Planning the overlap so the team always has desks

- Keep the membership through any fit-out and for one week past move-in.
- Choose a furnished or pre-built floor if the date is tight: desks are usually in place two to four weeks from signing, against 10 to 16 weeks for custom construction.

How quickly can a 20-person startup be in its own floor?
On a furnished or pre-built floor, usually two to four weeks after signing, and six to eight weeks from the first tour for a team that decides quickly. Furnished and move-in-ready floors are listed together.
Does leaving coworking mean giving up flexibility?
