Which deliverable matters most to a company of 50 to 60?
The one-basis comparison. At that size a difference in free rent or allowance between two floors can outweigh a difference in asking rent, and only a comparison on effective rent shows it.
Is a test fit charged to the tenant?
Usually not. Landlords often fund one for a space under serious consideration, and we treat it as a standard request. It is a planning drawing and binds neither side.
Does an established company get easier lease terms than a startup?
Often on security. A landlord sizes the deposit and decides whether to ask for a personal guarantee from the company's financial history, so a longer record usually helps. Nothing is automatic, and each term is still negotiated.
Do these services apply if we might renew where we are?
Yes. The survey, the comparison and the negotiation are the same, with your current building as one of the options. A renewal priced against real alternatives is a stronger negotiation than one priced against nothing.
