Decision one: how much space 20 people need

This one depends on headcount and on how sure you are of it. The planning figure is 175 rentable square feet per person, which already includes meeting rooms, a pantry and hallways. Twenty people need about 3,500 square feet.

Decision three: direct lease, sublease or furnished floor

This one depends on how soon you need desks and how long you can commit. Each route runs on a different calendar.

  • Direct lease on space that needs work: the most control over the layout and the longest wait, since building to your own plan typically adds 10 to 16 weeks after signing.
  • Sublease: another tenant's space as it stands, often quick, with an end date you inherit.
  • Furnished or pre-built floor: usually ready two to four weeks after signing, often for a shorter term at a higher rent per square foot.

Settle this before touring. A tour that mixes all three compares offices that cannot be delivered on the same date.

Decisions four and five: who represents you, then which floor

Representation depends on how much of the market you want to see. The agent on a listing works for that building's owner. A broker of your own compares buildings, and in most transactions the landlord pays the broker fee.
