Dedicated flexible office space is a private floor of your own, furnished, on a term that typically runs 12, 24 or 36 months, as opposed to desks on a shared floor billed per desk. In Manhattan the market for it has tightened over the past year: sublease supply has shrunk, landlords are discounting less off asking rent, and less space is available overall. For a growing company that means the bargain furnished sublease is harder to find, and the length of the term has become one of the few levers left. What dedicated flex means, against a desk on a shared floor
Dedicated means the floor is yours alone: your own door and your own layout. Flexible means the commitment is short by Manhattan standards, where a conventional lease runs five to ten years, and that the floor arrives furnished.
The alternative is open coworking, where you rent desks on a floor someone else operates and pay by the desk, roughly $800 to $1,400 each per month in Manhattan. A dedicated floor is billed the way a lease is, per square foot per year. Flex by Nomad is our version of it.
Three published figures a flex tenant should read this quarter
All three come from our Manhattan office market report, and each bears on a private floor taken for a shorter term.
- Sublease inventory is under 11 million square feet, down from a peak of 23 million. Subleases have been the discount route to a furnished floor, so a smaller pool leaves fewer discount options.
- The taking-rent index is near 94.8 percent, up from 92.5 percent a year earlier. Landlords are holding closer to what they ask, so less of any negotiation comes off the face rent.
- Availability is 14.5 percent, against 17.6 percent a year earlier. A tenant who needs a particular size by a particular date has fewer fallbacks.
The report covers the latest full quarter and sets it against the same point a year before. It is not a forecast, and this page does not offer one.
Why term length is a lever a growing company still holds
Free rent and improvement money scale with the years a landlord gets, because the landlord earns back what it spends on a tenant across the lease. That is the whole reason a shorter term costs more per square foot: you are paying for the right to leave sooner.
With less coming off the face rent, the years you will sign are among the main things left to trade. So the order of the decisions matters: headcount forecast first, market second. If you can see 18 months out and trust the number, signing for longer is how you earn concessions. If you cannot, the premium on a short term is the price of insurance, and often worth paying.
Who moves from coworking to a floor of their own, and when
A coworking bill rises by one desk rate with every hire. A lease is billed on floor area, and a bigger team uses that area more efficiently. Under about 15 people, coworking usually costs less in total. Past about 20, a private floor usually does. Between 15 and 20 desks the two lines cross and the specific offers decide. Is it worth waiting for a cheaper furnished sublease in Manhattan?
The published figures say the wait has not paid lately. Sublease inventory has fallen by more than half from its peak, as landlords took blocks back to lease directly, and the discount off asking rents has narrowed. That describes the past year and promises nothing about the next. If your date is fixed, start with the floors that exist now. The sublease playbook covers what to check when a good one appears.
Does a tighter market put a one-year term out of reach?
No, but it puts a price on it. A year is achievable on a private floor, two and three years are the usual lengths, and rent per square foot climbs as the term shortens. The market report does not measure short-term supply, so we will not put a number on it.
What does the taking-rent index leave out?
Everything except the discount off asking rent. It does not capture free rent or the improvement allowance, which remain part of most packages and grow with the term. A reading near 94.8 percent says landlords are giving less off the face rent. It does not say the rest of the package has stopped moving. Free rent explains how those months are usually sized.
