Thirty people need about 5,250 rentable square feet. On a serviced floor of that size, this is what arrives with the lease:

  • Furniture: desks, chairs and meeting room tables, in place before you move in.
  • Wiring and connectivity: the floor is cabled and the internet is live on day one.
  • Commercial cleaning, on a schedule set around your hours.
  • Pantry restocking, so nobody on the team is ordering coffee.
  • Maintenance: repairs and preventive upkeep inside your space.
  • On-call support for the moment something stops working.

What a team of 30 still handles itself

A serviced floor is still your office under your lease, and some lines stay with you:

  • Laptops, monitors, phones and software.
  • Electricity, which usually comes to about $2 to $4 per square foot per year.
  • The insurance the lease requires, and the security deposit.
  • Who gets a badge, and the house rules for your own people.

The lobby, the elevators and the building's heating and cooling belong to the building's property manager, who works for the owner. When one of those affects your floor, the facilities team takes it up with the building under the terms of your lease.

How long a serviced floor takes, from first message to move-in

Most teams walk a short list in a single afternoon, then ask for proposals on the best two. Once the lease is signed, a furnished floor is typically ready in two to four weeks, since there is nothing to build.

The floors in the block on this page are chosen by size, for about 30 people, and not all of them come furnished. Ask which ones are ready to occupy, because a floor that needs building runs on the construction calendar instead.

Support after the lease: facilities and construction

Nomad's work does not stop at the signature. Facilities management covers the daily running of the office: cleaning, repairs, vendor coordination and on-call help. It is standard on every Flex by Nomad floor, and a tenant on a direct lease can add it as a package.

If the team later takes a floor that needs building, construction management runs the design, the filings and landlord approvals, the contractors, and the furniture and cabling at the end. A custom buildout typically takes 10 to 16 weeks.

Is internet included on a serviced private floor?

On a Flex by Nomad floor, yes: wiring and connectivity come with the space. On another landlord's furnished floor it varies, so ask whether a circuit is installed and active or whether you have to order your own.

Who do we call when something breaks in the office?

On a Flex by Nomad floor, you call the on-call support that Nomad's own operations team runs. If the problem starts in the building itself, such as an elevator or the central air conditioning, the same team raises it with the building's manager.

Does a 30-person team still need an office manager on a serviced floor?

Not for cleaning, repairs, restocking or vendors, which are handled. Someone still owns the team's side of the office: seating, onboarding, equipment and visitors. For most teams that is a part of one person's job, not a hire.

How much space should a growing team of 30 take?
