- A partial floor in a boutique loft building, leased directly from the owner, with the landlord contributing to the buildout in exchange for a longer term.
- A sublease from a company that outgrew its floor. It is usually cheaper and quicker, the space is taken as it stands, and the term ends when the original lease does.

Can a startup lease a Flatiron floor for only a year or two?

Expect a higher rate per square foot on a short term, because the owner has less time to recover what it spends on the space.
